Your Mid-Summer Checklist
Summer is a wonderful time to enjoy your home, but it's also the perfect opportunity to catch small maintenance items before they become larger repairs later in the year. Set aside an hour or two this month to walk around your property and give these areas a quick inspection.
Check Your Deck, Railings & Fencing
Montana's snow, moisture, and intense summer sun can loosen fasteners, dry out wood, and create small issues that become safety concerns over time.
- Walk your deck and fence line; look for loose boards or railings.
- Tighten visible screws or hardware.
- Replace damaged boards if needed.
- Sweep away debris that traps moisture.
Inspect Exterior Caulking Around Windows & Doors
Small cracks can allow moisture, insects, and unwanted air into your home, reducing energy efficiency and potentially leading to water damage.
- Walk around your home and inspect the caulking around windows and doors.
- Look for cracking, peeling, or gaps.
- Remove loose material and apply a fresh bead of exterior-grade caulk where needed.
Give Your Grill a Mid-Season Safety Check
Outdoor cooking is a summer favorite, but grease buildup and worn propane connections can create unnecessary safety hazards.
- Clean cooking grates and grease trays.
- Inspect propane hoses for cracks or wear.
- Test for leaks using a simple soap-and-water solution around fittings.
- Make sure your grill is positioned away from siding and deck railings before cooking.
Walk Your Property After Summer Storms
Spring runoff and summer rainstorms can change drainage patterns around your home. Catching erosion or standing water early can help protect your foundation and landscaping.
- Walk the perimeter of your home.
- Look for areas where water has pooled or washed away soil.
- Check that downspouts direct water away from the foundation.
- Note areas that may benefit from additional grading or drainage improvements.
